Need a Mortgage? Have a Calgary Mortgage Broker work for you!
In Calgary, we have been taking advantage of the opportunity to refinance our homes and use that equity to lower or pay off high interest debt or perhaps to those home improvements we have been putting off. In January 2009, the Bank of Canada dropped their lending rate which has allowed banks and lenders to offer a prime rate of 2.25% and the BOC has promised not to raise rates again until spring 2010.
Calgary, in the past few years has seen a flury of real estate transactions. Our housing prices increased and the equity gained has never been greater. By the end of 2008 however, those same housing prices started to lose momentum and slow. Refinancing during these times of low interest rates and high equity, home owners can use that extra cash flow to pay down their mortgages sooner using pre-payment options or pay off higher interest debts. If you have decided to do those home improvements, taking advantage of the Renovation Tax Credit, using your home's equity is a win-win situation.
How Kerri helps... Your Calgary Mortgage Broker!
Are you interested in refinancing your mortgage? Refinancing is a great way to consolidate other debts, renovate your home or perhaps purchase a second home or vacation property. Here are a few first steps to refinancing:
- Call your current mortgage lender and find out what your pay out penalty will be. This amount will vary depending on the product you currently hold and could make the decision very easy if the pay out is too high.
- If you are comfortable with the pay out amount, we can start the application. In most cases, the penalty is combined with the new mortgage amount which will eliminate the need for you to pay them out of your pocket.
- Following my review of your application and discussion with you about your current and future financial goals, I will provide you with a list of documents you will need to fax to me in order to back up the information on your application. At that point, I will submit for approval, your application to the lender who best suits your mortgage needs.
- Once approval is obtained, usually within a day or two, I will provide you with the mortgage documents for signing. Once you have reviewed and signed the documents you will fax them back to me and I submit them back to the lender accompanied by all of your back up documents. The lender will then review, sign off and the deal is done!
- Finally, your lawyer will register the new mortgage on title, pay out your old (lender) mortgage and yes it is as easy as it sounds!
